Green Building Materials for LEED & LOTUS Certification in Vietnam
A practical guide from HIASHI for architects and developers pursuing LEED or LOTUS green building certification in Vietnam — covering material credits, VOC limits, recycled content, regional sourcing requirements, and documentation checklists.

Green Building Materials for LEED & LOTUS Certification in Vietnam
Vietnam's green building sector is growing rapidly. The number of LEED-certified buildings in Vietnam has grown tenfold in the past decade, driven by international tenants demanding ESG-compliant office space, global hotel brands with sustainability mandates, and government incentives for green-rated developments.
Yet many project teams struggle with the material selection and documentation requirements needed to earn green building credits. This guide focuses specifically on the materials and resources credits — where material selection decisions directly impact your certification score.
1. Vietnam's Green Building Certification Landscape
| Standard | Origin | Administrator in Vietnam | Focus |
|---|---|---|---|
| LEED v4.1 | USA (USGBC) | VGBC (Vietnam Green Building Council) | Comprehensive — energy, water, materials, IEQ |
| LOTUS | Vietnam (VGBC) | VGBC | Vietnam-adapted, simpler credits |
| EDGE | IFC/World Bank | IFC Vietnam | Energy + water focus, fast track |
| WELL Building Standard | USA (IWBI) | Private | Health and occupant wellness focus |
For material credits, LEED v4.1 and LOTUS are the most relevant. This guide focuses on LEED v4.1 as the international benchmark.
2. LEED Material Credits Overview (BD+C: New Construction)
The Materials & Resources (MR) category in LEED v4.1 offers 13 possible points. Key credits relevant to material specification:
| Credit | Max Points | What It Requires |
|---|---|---|
| MR Credit: Building Life-Cycle Impact Reduction | 1–6 | Reuse existing building structure or use materials with low embodied carbon EPD |
| MR Credit: Building Product Disclosure & Optimization — EPDs | 1–2 | Use products with Environmental Product Declarations |
| MR Credit: Building Product Disclosure & Optimization — Sourcing | 1–2 | Use responsibly sourced materials (FSC wood, recycled content) |
| MR Credit: Building Product Disclosure & Optimization — Material Ingredients | 1–2 | Use products with health product declarations (HPD), avoid banned chemicals |
| MR Credit: Construction & Demolition Waste Management | 1–2 | Divert ≥ 50–75% of construction waste from landfill |
3. Key Material Requirements by Credit
3.1 Environmental Product Declarations (EPDs)
EPDs quantify the environmental impact of a product over its lifecycle (carbon, water, waste). For LEED credit, you need at least 20 permanently installed products with EPDs from at least 5 different manufacturers.
Materials commonly available with EPDs in Vietnam market:
- Cement and concrete (most major producers have EPDs)
- Steel (POSCO, Hoa Phat have EPDs)
- Aluminium (Novelis, Hydro have EPDs)
- Glass (Saint-Gobain, Guardian have EPDs)
- Gypsum board (Knauf, USG have EPDs)
- Insulation (Rockwool, Isover have EPDs)
3.2 Responsible Sourcing (FSC Wood)
All wood products used in the project must be FSC-certified (Forest Stewardship Council) to earn the responsible sourcing credit. This includes:
- Structural timber
- Engineered wood products (glulam, CLT, LVL)
- Formwork (if retained)
- Wood flooring
- Interior wood paneling
Vietnam sourcing: FSC-certified engineered timber from Chambroad Timber (China, FSC CoC certified) and other suppliers in the HIASHI network can be sourced with full FSC chain-of-custody documentation.
3.3 Recycled Content
Products containing post-consumer or pre-consumer recycled content contribute to this credit. Target: at least 20 products with verified recycled content from ≥ 5 manufacturers.
| Material | Typical Recycled Content |
|---|---|
| Steel | 25–100% post-consumer (depending on production route) |
| Aluminium | 30–85% post-consumer |
| Glass | 20–30% post-consumer |
| Concrete (with fly ash) | 20–40% supplementary cementitious material |
| Carpet tiles | 30–50% recycled nylon/polyester |
| Gypsum board | Up to 25% recycled gypsum |
3.4 Low-VOC Materials (EQ Credit)
Indoor air quality credits require low-VOC limits for:
| Product Category | LEED Limit (VOC content) | Vietnam Market Availability |
|---|---|---|
| Interior paints & coatings | ≤ 50 g/L (flat) / ≤ 150 g/L (non-flat) | Major brands comply |
| Interior adhesives & sealants | ≤ 50–250 g/L (varies by type) | Requires verification |
| Flooring | FloorScore or GreenLabel Plus certified | Imported brands available |
| Composite wood | No added urea-formaldehyde | E0/ENF class products |
| Furniture | GREENGUARD Gold certified | Premium brands available |
4. LOTUS Certification: Vietnam-Specific Considerations
LOTUS (Local Technical Standards) was developed by VGBC to adapt green building requirements to Vietnam's construction context. Key differences from LEED:
- Regional materials credit: LOTUS gives credit for materials sourced within Vietnam or neighboring countries (within 1,000km), reflecting supply chain reality
- Simpler EPD requirement: LOTUS accepts local Vietnamese environmental declarations, not only international EPDs
- Construction waste: LOTUS requires ≥ 50% diversion (vs LEED's 50–75%)
- Bioclimatic design: LOTUS places stronger emphasis on passive cooling strategies appropriate to Vietnam's climate
5. Documentation Checklist for Material Credits
For each product claiming LEED/LOTUS credit, maintain:
- ✅ Product data sheet with material composition
- ✅ EPD or HPD report (if claiming disclosure credit)
- ✅ VOC content certificate (for paints, adhesives, flooring)
- ✅ FSC chain-of-custody certificate + invoice linking CoC number (for wood)
- ✅ Recycled content letter from manufacturer (on letterhead, signed)
- ✅ Country of origin documentation (for regional materials credit)
- ✅ Installation records confirming the product was actually used
6. Source Green-Certified Materials Through HIASHI
HIASHI's platform includes materials with verified green certifications — EPDs, FSC CoC, low-VOC, and GREENGUARD. The AI Material Advisor can filter recommendations by specific LEED or LOTUS credit requirements.
