Green Building Materials for LEED & LOTUS Certification in Vietnam

Vietnam's green building sector is growing rapidly. The number of LEED-certified buildings in Vietnam has grown tenfold in the past decade, driven by international tenants demanding ESG-compliant office space, global hotel brands with sustainability mandates, and government incentives for green-rated developments.

Yet many project teams struggle with the material selection and documentation requirements needed to earn green building credits. This guide focuses specifically on the materials and resources credits — where material selection decisions directly impact your certification score.

2. LEED Material Credits Overview (BD+C: New Construction)

The Materials & Resources (MR) category in LEED v4.1 offers 13 possible points. Key credits relevant to material specification:

3. Key Material Requirements by Credit

3.1 Environmental Product Declarations (EPDs)

EPDs quantify the environmental impact of a product over its lifecycle (carbon, water, waste). For LEED credit, you need at least 20 permanently installed products with EPDs from at least 5 different manufacturers.

Materials commonly available with EPDs in Vietnam market:

  • Cement and concrete (most major producers have EPDs)
  • Steel (POSCO, Hoa Phat have EPDs)
  • Aluminium (Novelis, Hydro have EPDs)
  • Glass (Saint-Gobain, Guardian have EPDs)
  • Gypsum board (Knauf, USG have EPDs)

3.2 Responsible Sourcing (FSC Wood)

All wood products used in the project must be FSC-certified (Forest Stewardship Council) to earn the responsible sourcing credit. This includes:

  • Structural timber
  • Engineered wood products (glulam, CLT, LVL)
  • Formwork (if retained)
  • Wood flooring
  • Interior wood paneling

Vietnam sourcing: FSC-certified engineered timber from Chambroad Timber (China, FSC CoC certified) and other suppliers in the HIASHI network can be sourced with full FSC chain-of-custody documentation.

3.3 Recycled Content

Products containing post-consumer or pre-consumer recycled content contribute to this credit. Target: at least 20 products with verified recycled content from ≥ 5 manufacturers.

4. LOTUS Certification: Vietnam-Specific Considerations

LOTUS (Local Technical Standards) was developed by VGBC to adapt green building requirements to Vietnam's construction context. Key differences from LEED:

  • Regional materials credit: LOTUS gives credit for materials sourced within Vietnam or neighboring countries (within 1,000km), reflecting supply chain reality
  • Simpler EPD requirement: LOTUS accepts local Vietnamese environmental declarations, not only international EPDs
  • Construction waste: LOTUS requires ≥ 50% diversion (vs LEED's 50–75%)
  • Bioclimatic design: LOTUS places stronger emphasis on passive cooling strategies appropriate to Vietnam's climate

5. Documentation Checklist for Material Credits

For each product claiming LEED/LOTUS credit, maintain:

  • ✅ VOC content certificate (for paints, adhesives, flooring)
